If refinancing won't leave you better off, I'll tell you to stay where you are. If a purchase is a stretch, I'll say so before you bid, not after. Recommendations are made on what's right for you — not on what settles fastest.

Rates, fees, commissions, timelines and the risks — all of it upfront and in plain English. You'll always know exactly what a loan costs you and how I'm paid, because a decision this big shouldn't come with surprises.

Adriana Fernandez is a mortgage broker in Melbourne's south-east and the founder of LendLadder Finance. She spent more than eight years working in banking before broking, and arranges home, investment, SMSF, construction, commercial and asset finance through a panel of over 100 lenders. She is Credit Representative 579102 under Australian Credit Licence 384704.

I spent more than eight years in banking and finance before I started broking. That time was spent on the other side of the desk — reading applications, watching which ones sailed through and which ones stalled, and learning that the difference is very often presentation rather than merit.

First home buyers are where my heart is. It’s the purchase with the most unknowns, the most jargon and the least margin for a nasty surprise, and getting someone their keys never stops being the part of the job I look forward to most. That said, the same care goes into an investor’s fourth property, a warehouse purchase or a truck.

Working with a wide range of lenders — major banks, non-banks and specialist funders — means I’m never trying to make your situation fit one institution’s policy. And because I’m not tied to a branch, the relationship doesn’t end when the loan settles. I review it as rates move and as your life changes, for as long as you have it.

What I’m actually trying to give you is confidence. Not just an approval — the ability to explain, in your own words, why this loan and why now, and to still feel comfortable with that decision in five years’ time.
